Market Stats

Cromford Report - Dec 20th

This week we see the market improving for sellers over the last month. We have 10 large cities showing an increase in their Cromford® Market Index over the past month and 7 showing a decrease (one of which - Glendale - fell by such a small percentage that we may as well call it unchanged).

The average change in CMI over the past month is +2.9% while last week we saw -0.1%.

Let us not get over-excited. With many sellers taking their homes off the market for the holidays, it would be unusual if the market had not improved for the remaining sellers during the 50th week of the year. Something around 5% improvement between November and December is just par for the course. In that context, Paradise Valley, Tempe, Gilbert, Fountain Hills and Scottsdale were the only locations that did better than par. Goodyear, Phoenix and Chandler were roughly at par and the other 9 cities were below par, with Cave Creek, Maricopa and Surprise doing the worst.

Still - this is the first positive reading for the average CMI change since September 5 and we should not sound ungrateful.

Our take

A positive report to end the year. We see continued stability into 2025 and probably a more active spring selling season.
