The following post is purely based on what I’ve been seeing from visiting homes. These are homes that in general are in Scottsdale or Paradise Valley normally in the more luxury end of the market.
I’ve been looking at homes that have been involved in distressed sales and then have come back to market after a remodel by investors. The so called flip.
These are some of the trends I have noticed investors choosing in remodels. These are not cutting edge trends. Investors are aiming at high end but middle of the road. They want as many people to like their work as possible.
More Wood
Arizona real estate often works great with natural stone tile. Travertine is popular. Either polished or more the Versailles style. But recently I’ve been seeing more and more remodels choose hardwood floor as the replacement.
Tiled Front Entry
Paying attention to the small details can be key and I’ve noticed for improved curb appeal a trend of adding Versailles tile on the path leading up to the home. This definitely adds a sense of luxury to an entry way.
High End Showers
More and more money and attention is going into showers. The main master shower is a big deal. I’m seeing more occasions where a bath tub is sacrificed to make a bigger shower.
Granite Still King
There are a lot of materials to choose from for counter tops. The modern finishes like caesar stone or quartz and the industrial finishes like zinc, stainless steel or even polished concrete. Butchers blocks for islands, marble at the higher end.
But the go to choice is still slab granite in almost all the remodels I see. I think because the price and looks and name just appeal to the most buyers.
Conclusion
Investors are not pushing the boundaries of modern materials. That’s not what will make them the most bang for their buck. But these are the trends I am seeing on the ground.
