Today I was busy working for a client analyzing properties in the Arizona Multiple Listing Service, ARMLS.
You never know what you will find in the MLS, some amazing properties for sale to some disastrous photography.
Here are some STATS from the Arizona MLS:
Total Active Listings: 31,856
Total Value of All List Prices: $9.2 billion
Average Cumulative Days on the Market: 153 days. (If you are selling a home and your house has been on the market longer than the average check this guide for Scottsdale home sellers.)
In Scottsdale there are 2,362 single family homes for sale currently, in Paradise Valley only 331, and in Carefree just 90.
Percentage of homes listed for more than $1 million, Scottsdale 26% | Paradise Valley 76% | Carefree 48%. So Paradise Valley is keeping its reputation as the most luxurious part of town.
Back in April I reported that Lender Owned Properties active for sale in Scottsdale was 287. That number has fallen to 254. Good news for the market maybe. Their are 265 owners agents selling their homes currently, so slightly more REALTORS than banks in the Scottsdale market.
If you are determined to own a piece of Paradise Valley but are working with a tight budget there are 3 properties for sale for under $100,000 currently. Just don’t expect a lot of square feet.
