Scottsdale Real Estate Market | What’s Happening in 2011

Today I had some time to run some numbers in the ARMLS (Arizona Multiple Listing Service ) just to get a sense of whats been happening so far in real estate in Scottsdale for 2011.

The numbers I provide are accurate in as much as the MLS is accurate but you shouldn’t rely on these numbers when making a real estate transaction.

Sales

Total Sales to Date: 2,616 homes.
Million Dollar Sales: 158 homes.
Two Million Dollar Sales: 37 homes.
Five Million Dollar Sales: 1 home.

Price

Almost 1 billion dollars of real estate has been bought in Scottsdale so far in 2011 with the mark being surpassed for sure in the next few days.

Total Sales Volume: $996,316,154
Average List Price: $407,721
Average Sold Price: 380,855

So sellers on average got 95% of the listing price. It seems the houses that are priced correctly are selling and for close to asking. Lots over priced houses in the MLS just collecting dust.

Analysis

Price per Square Foot: $145.60
Days on the Market: 150 days
Lender Owned Properties Sold: 747
Lender Owned Homes Active for Sale: 287
Lender Owned Sales Pending: 227
All Scottsdale Homes Pending Sale: 942

Here’s a few last few fun facts to chew on. The home thats been on the market longest has been listed for 2065 days. That means it was first listed in August 2005.

The house with the most bedrooms has 9, perfect for the Waltons. The house listed for sale with the most bathrooms has 11.5 which will surely give its future owner plenty of options.

Only 30 homes listed for sale feature Solar panels. 6 homes listed for sale have sustainable flooring. Only 1 home listed for sale in Scottsdale currently was built prior to 1940.
