Three of my favorite pockets of real estate are in 85258. Scottsdale Ranch, McCormick Ranch and Gainey Ranch. Each one offers something different. All of Gainey is gated while very little of McCormick Ranch is. McCormick Ranch architecture has more of the one level Santa Fe or Abobe style of homes whereas Scottsdale Ranch has more of a Santa Barbara or California ranch style.
The reason I like 85258 so much is undoubtably location. It’s just close to everything. Shopping, dining, Paradise Valley, highways, schools.
One things that has been in shortage is homes to buy. Low inventory levels have definitely permeated into 85258 as with the rest of the Phoenix market. In 2011 there was almost 20 months supply of homes in Gainey Ranch, now we are in the low single digits.
