Real estate is seasonal. In many areas of the country that means the summer is the prime selling season. Homes are prepped for sale as the snow mets and spring arrives. As you may of noticed we don’t have to wait for the snow to melt. Our equivalent is the gradual easing of the summer heat. Although we are still deep in summer right now back to school happens in only 3 weeks and from there it will soon be fall.

Gainey Ranch is maybe the most seasonal of all subdivisions in Scottsdale. I don’t know the exact percentage of out of state owners in Gainey but it has to be a significant percentage.

So what’s involved in getting ready to sell your home in soon.

1. Get A Home Inspection – If your home is more than 15 years old I’d consider getting a home inspection done before you every put it on the market. A home inspection normally costs $300 to $400 and it will uncover a host of funny little things that need to be repaired. Often times these are the smaller jobs a handy man can do. If you get those dealt with before a potential buyer can discover them that can be to your advantage.

2. Interview Brokers – It’s a good idea to interview for a real estate broker well in advance of actually listing your home for sale. That way you can make your decision on who to work without feeling pressure, knowing there’s no rush to make a choice. After you have made a choice your chosen agent can present you with their timeline to sell.

3. Get Mentally Ready To Sell – Selling your home is very different to listing your home. Once you make the decision mentally to sell you start the process of distancing yourself from your current home and moving on with what’s going to be next for you. That process can help you make better and less emotion driven decisions when it’s time to enter negotiations. Also if your agent asks you to de-clutter family photo’s or souvenirs from vacations you will take it less personally and see it as part of professionally marketing your home for sale.
