Windgate Ranch sells you the trailhead. Gateway is the largest access point into the McDowell Sonoran Preserve \u2014 the Bajada Nature Trail, the Gateway Loop, the long climbs toward Windgate Pass and Tom\u2019s Thumb all begin there. For a certain buyer, that single fact settles the search. It is the difference between a home near the desert and a home that opens onto it.<\/p>\n\n<p>The Preserve also does something quieter for values: it is permanent. The land north and east of the community cannot be built. The views are not a matter of who buys the next parcel.<\/p>\n\n<h3>Five collections, one language<\/h3>\n\n<p>Toll Brothers developed Windgate Ranch in five collections \u2014 Cassia, Desert Willow, Cottonwood, Mesquite and Ocotillo \u2014 ranging from courtyard homes on modest lots to substantial two-story residences with guest casitas and mountain exposure. What unifies them is architecture. Every home speaks the same Old World hacienda dialect: stucco and stone, timber accents, interior courtyards, wrought iron, and second-floor balconies that were designed around the sightline to the McDowells.<\/p>\n\n<p>The collections matter when you\u2019re buying. They are the difference between the entry into Windgate Ranch and the top of it, and they are not interchangeable. Lot position, elevation and exposure vary enormously across the community \u2014 and pricing follows.<\/p>\n\n<h3>The clubhouse<\/h3>\n\n<p>Ten thousand square feet across five buildings: a resort-style pool, a lap pool, a children\u2019s pool, three spas, lighted tennis courts, pickleball, basketball, a sand volleyball court, a teen pavilion, playgrounds and shaded ramadas along the greenbelts. It is genuinely used \u2014 the HOA runs a calendar of community events through the season \u2014 and for families it is often the reason the search ends here rather than one gate north.<\/p>\n\n<h3>No golf course \u2014 and why that\u2019s a feature<\/h3>\n\n<p>Windgate Ranch has no course of its own, which keeps the HOA structure meaningfully lighter than its golf-anchored neighbors. It also doesn\u2019t cost you anything: DC Ranch, Grayhawk and Troon North are all minutes away. Buyers who want the golf buy the membership. Buyers who don\u2019t, don\u2019t subsidize it. For a large share of the market, that trade is the entire appeal.<\/p>\n\n<h3>Location and schools<\/h3>\n\n<p>The community sits south of DC Ranch and north of McDowell Mountain Ranch, with the Loop 101 close enough to make the rest of the Valley routine. DC Ranch Market Street, DC Ranch Crossing and Canyon Village are minutes for dinner and errands.<\/p>\n\n<h3>Selling in Windgate Ranch<\/h3>\n\n<p>Marta holds the record here. <strong>17934 N 100th Street<\/strong> closed at <strong>$3,575,000<\/strong> \u2014 the highest price ever paid inside the gates \u2014 followed by <strong>18391 N 97th Place<\/strong> at <strong>$2,875,000<\/strong>. Both were Toll Brothers homes sold on the open market for what they were genuinely worth, not what the last comp suggested.<\/p>\n\n<p>That matters in a community like this one, where a run of similar floor plans makes it easy for an appraiser, an agent or a buyer to treat every home as interchangeable. They aren\u2019t. The gap between a Windgate Ranch home priced off the neighborhood average and one priced off its actual position, exposure and finish level is measured in hundreds of thousands of dollars.
