The McDowell Mountain Ranch Aquatic & Fitness Center<\/strong> is a City of Scottsdale facility — competition pool and diving well, water slides, a lazy river, a zero-entry pool, and a skate park alongside it. The Arabian Branch Library<\/strong> is a public Scottsdale library. The Desert Canyon campus<\/strong>, elementary and middle, is inside the community in the Scottsdale Unified district, feeding to Desert Mountain High. Horizon Park nearby adds twenty-four city acres of playing fields, courts, and a dog park. WestWorld, Scottsdale’s equestrian and events venue, is minutes away.<\/p>\n\n Then there is the golf, and it follows the same rule. The McDowell Mountain Golf Club<\/strong> is a daily-fee public course — originally routed by Randy Heckenkemper, later reworked under Phil Mickelson’s oversight, and one of a small number of courses worldwide to hold Audubon Signature status for environmental design. Walkable, five sets of tees, a clubhouse rebuilt in 2013. In a corner of Scottsdale where the good golf is almost entirely behind gates and waitlists, you book a tee time here like anyone else.<\/p>\n\n The community layers its own private amenities on top: a 35,000-square-foot community center with fitness, tennis, pickleball, basketball and beach volleyball courts, two heated pools and spas, a five-acre park, and lighted pathways connecting them. But the civic infrastructure is the part that can’t be replicated by a developer.<\/p>\n\n The Ranch sits directly against the McDowell Sonoran Preserve<\/strong>, the largest urban preserve of its kind in the country at more than thirty thousand acres, with dozens of miles of trail for hiking, biking, and horseback riding. Roughly twenty-five miles of paths run within the community itself and connect to preserve trailheads, several of which start beside the schools. Around a hundred acres inside the Ranch are held as natural open space. The practical effect is that the mountains are not a view from the community — they are the continuation of it.<\/p>\n\n McDowell Mountain Ranch covers about 3,200 acres near Bell Road and the Loop 101, conceived in 1992, opened in 1995, and built out mostly between 1998 and 2003. Within it sit twenty-six distinct neighborhoods, built by fourteen different builders<\/strong>, totaling roughly four thousand homes — some gated, some not.<\/p>\n\n The range inside that one name is unusually wide. Attached townhomes and modest single-family homes at one end; view lots in elevated subdivisions like Mirador and Arabian Views through the middle; and at the top, custom estates inside the guard-gated enclave of One Hundred Hills. Cimarron Hills and Sunrise Point sit in between with their own characters and their own sub-association arrangements. A search that returns the whole Ranch at once shows a spread that no single price-per-foot figure describes honestly.<\/p>\n\n This is a materially different market from the club communities up the road. Homes here change hands far more frequently, sell closer to asking, and spend less time listed — the turnover ratio is among the highest in North Scottsdale, several times that of the gated golf communities, where inventory can sit for seasons. It is the part of Scottsdale where buyers step up from a first home into more space, more view, or a better street, and it behaves accordingly: active, liquid, and less seasonal than the second-home markets around it.<\/p>\n\n Twenty-six neighborhoods and fourteen builders produce a comp problem with a particular shape. Two homes of similar size and vintage can sit a quarter mile apart and belong to different markets entirely — different builder, different sub-association and dues, gated or open, view lot or interior, original or renovated. Because the Ranch trades quickly, there are usually recent sales to point at, which is exactly the trap: the nearest recent sale is often the wrong one. Pricing against the community average rather than against the handful of homes in the same neighborhood and the same lot position is how sellers here leave money behind in a market that is otherwise moving in their favor.<\/p>\n\n Marta has sold a number of homes across the Ranch, which in a community assembled from twenty-six neighborhoods is the experience that finds the right comp set rather than the closest one.
