Its architect of record was Albert Chase McArthur, a former draftsman for Frank Lloyd Wright who brought Wright in to consult on the textile-block construction \u2014 and while the resort is often loosely called a Frank Lloyd Wright building, it\u2019s more accurately a Wright-influenced McArthur design. Either way, the result is the district\u2019s DNA: the pre-cast \u201cBiltmore Blocks,\u201d a palm-frond geometric pattern cast on site from desert sand, that you still see today in community walls and entries throughout the surrounding neighborhoods. That Wright-inflected feel runs through the whole area, and it\u2019s a real part of why the Biltmore name carries the premium it does.<\/p>\n\n<p>The resort keeps investing behind that legacy. The Arizona Biltmore itself completed a transformative renovation in 2020, and the Biltmore Golf Club recently finished a roughly $17 million, two-phase rebuild \u2014 a new Adobe Grill clubhouse and restaurant, ballroom, and rooftop deck, all built to echo the signature Biltmore-block motif, alongside a Tom Lehman course renovation. A neighborhood anchored by a resort that keeps reinvesting in itself is a neighborhood whose value has a floor under it.<\/p>\n\n<h3>The enclaves<\/h3>\n\n<p>Here is how the residential Biltmore actually breaks down for a buyer \u2014 the part a single \u201cBiltmore homes\u201d search flattens into one blur.<\/p>\n\n<p><strong>The estate streets.<\/strong> The larger single-family homes of Arizona Biltmore Estates, near the resort and golf, are the district\u2019s top tier \u2014 and, notably, most are <em>not<\/em> gated. There\u2019s no guard house on the classic Circle estates; security here looks more like a well-known Phoenix police beat that circles the area than a gate. It\u2019s an old-money posture: the neighborhood that doesn\u2019t feel it needs a wall.<\/p>\n\n<p><strong>The foothill enclaves, north of Lincoln.<\/strong> This is where the character shifts. Communities like Biltmore Hillside Villas, Biltmore Shores, and the Biltmore Heights sit on the north side of Lincoln, up against the Phoenix Mountain Preserve, on smaller and tighter lots than the estates \u2014 but the product is genuinely strong, and the setting is the draw. These are fee-simple homes, most of them, with the mountains at the back gate.<\/p>\n\n<h3>Biltmore Hillside Villas<\/h3>\n\n<p>Hillside Villas is the clearest example of what the foothill Biltmore does well. It\u2019s a 24-hour guard-gated community off Lincoln \u2014 so, unlike the open estate streets, this one <em>is<\/em> gated \u2014 with tennis courts and real houses rather than attached condos, ranging from roughly 2,100 to 4,600 square feet. Two details set it apart. First, hiking: there\u2019s direct trailhead access to the Phoenix Mountain Preserve right outside the gate, so more than two hundred miles of trail begin at your doorstep. Second, and almost no one knows this until they own here \u2014 there\u2019s an <strong>underground pedestrian walkway from the community, beneath Lincoln, straight to the Arizona Biltmore resort.<\/strong> You can walk to the hotel for dinner without ever crossing the road. For a certain buyer, that single feature sells the place.<\/p>\n\n<h3>Who buys in the Biltmore<\/h3>\n\n<p>The Biltmore draws a specific buyer: someone who wants to be in the heart of Phoenix \u2014 walkable to Biltmore Fashion Park, minutes from Sky Harbor and the corridor\u2019s dining \u2014 with the resort, the golf, and the mountains all at hand. It\u2019s central-city luxury with a resort wrapped around it, which makes it as much a lifestyle decision as a real estate one. The foothill enclaves in particular appeal to buyers who want the Biltmore address and the mountain access without the scale and upkeep of a full estate.<\/p>\n\n<h3>Selling in the Biltmore<\/h3>\n\n<p>This is a district where the wrong comp costs money, because the enclaves don\u2019t trade alike. An open estate on the Circle, a guard-gated foothill villa north of Lincoln, and an attached residence near the golf are three different markets under one name, and pricing any of them against \u201cwhat sold in the Biltmore\u201d blurs distinctions that matter.
