				<content:encoded><![CDATA[<p>Last month I had a new listing  in Scottsdale, 85259 for $797.900. That home went under contract in 7 days. The first Sunday had an open house with 25 or more groups of buyers and a contract was in place by Tuesday. Witnessing that you could feel another bubble is upon us.</p>
<p>Here&#8217;s why this most likely isn&#8217;t a bubble.</p>
<p>In the last 6 months there were 1,741 all cash deals in Scottsdale. In 2006 there were only 1,004 all cash deals all year. There is no easy money still.</p>
<p>Median sales price for Scottsdale in April 2013 was $365,000. A rise of 14.2% compared to April 2012. That is a big jump this year but median sales price was $357,950 in October 2004. Price levels today are still similar to 9 years ago.</p>
<p>Here&#8217;s the statistic we are studying most closely. <strong>Absorption Rate</strong>. This measures the balance of supply and demand, calculates how many months of supply exist at current demand levels. From October 2005 to October 2006 the absorption rate went from 3.42 to 8.6 that&#8217;s a 151% rise! From April 2012 to April 2013 the absorption rate increased from 3.8 to 3.96 only a 4.2% rise. If absorption rate stays below 6 there is no real chance of prices falling.</p>
<p>That&#8217;s the statistics but now to fundamentals and the number one reason we are most likely not in a house price bubble market currently. &#8221;The U.S. Census Bureau estimates that by 2030 the population of Phoenix will grow to 2.2 million and that the population of the metro area will reach 6.3 million.&#8221;</p>

<blockquote><p>&#8220;In light of all the good news that&#8217;s out there &#8212; the stock market soaring, home prices are up, foreclosures are down &#8212; the American people just aren&#8217;t feeling that,&#8221; said Rebecca Naser of Hart Research Associates.</p>
<p>&#8220;Only 20 percent feel that we&#8217;re really out of the woods,&#8221; she added.</p>

<p>People aren&#8217;t quite yet adjusted to a positive real estate market.</p>
<p>In general people&#8217;s perceptions lag reality by quite some time. People were slow to believe the market correction was coming in 2006. And now on the flip side it&#8217;s harder for people to get in tune with the positive momentum in the market.</p>
<p>That will have changed for almost everyone by the end of this year. Buyers will remain a little cautious until their perception has caught up with reality. Normally I find that can mean buyers lose one home. Often on the first home buyers offer on they offer a lower amount thinking the &#8216;deals&#8217; are still out there, quite often to be bid out by much stronger offers.</p>
<p>So if you are a buyer research the market a little local to where you are planning to buy. Get an understanding of average days on the market at your price range and also the ratio of sales price to listing price. These figures will give you a good sense of the market when combined with price data.</p>

				<content:encoded><![CDATA[<p>Have you noticed all the construction around town recently? Scottsdale and Paradise Valley don&#8217;t really have much land to expand into. Sure there are lots here and there but there&#8217;s not really enough space to build major subdivisions any longer. Except of course if that subdivision is an apartment building.</p>
<p>At the very start of 2012 I made some predictions regarding the real estate market. One of those was that the desire for urban living would keep increasing. <h2>Urban Living Will Gain Popularity</h2>
<p>One of the things I have noticed in addition to the demand for smaller homes is the wish amongst clients to be closer to the action. To experience more of an urban city style of living.</p>
<p>Some of the developments in and around Scottsdale Waterfront had the misfortune of really selling right at the top of the market. The result has been many, many distressed properties hitting the market and generally confusing consumers about the entire area.</p>
<p>Last year many of those distressed properties finally cleared out. Developments like the Waterfront Residences and Optima Camelview are starting to really come to life again.</p></blockquote>
<p>Builders are beginning to bet big on the future demand for apartment living.</p>
<p>Yesterday I attended a class with Bill Gray of Arizona School of Real Estate &amp; Business he noted this new trend of building and listed out some of the projects of note in the Valley.</p>
<h2>New Apartments Under Development</h2>
<p><strong>Optima Sonoran Village</strong></p>
<p>In the classic Optima style of glass, steel and grenery this building sprung up fast on the corner of 68th and Camelback.</p>
<p>77 stories high with 210 total units. For now it&#8217;s all leasing with prices starting at $1,200 a month.</p>
<p><strong>Broadstone at Lincoln</strong></p>
<p>It&#8217;s kind of hard not to notice the timber framing going up on the corner of Scottsdale Road and Lincoln. Some people are excited about this development, other have concerns about the blocking of some camelback views.</p>
<p>It&#8217;s set to be 264 units. Built on the site of former vacant medical plaza it will be tiered one, two, three &amp; four story buildings. With 22,500 square feet of retail space. The construction is being handled by Alliance who are also building Broadstone at Scottsdale waterfront.</p>
<p><strong> Broadstone at Scottsdale Waterfront</strong></p>
<p>Right across from my office on that vacant piece of land sandwiched between the Nordstrom parking garage and the canal. Construction is starting on another multi use project. 259 high rise apartments paired with 10,000 square foot of retail space.</p>
<p>That area around Waterfront is only going to get more and more vibrant. More foot traffic for retail. More dining options.</p>
<p>Other projects in the works include.</p>
<p><strong>Borgatta luxury condo&#8217;s</strong> &#8211; conversion from retail space to luxury condo&#8217;s.</p>
<p><strong>Portales Apartments</strong> &#8211; north of Fashion Square.</p>
<p><strong>Blue Sky</strong> - A $135 million, 13-story apartment complex to be built east of Scottsdale Fashion Square, near the current safari building. 13 stories is tall for Scottsdale. <p><strong>The Jefferson at One Scottsdale</strong> &#8211;  Over 700 multifamily units just north of the 101. <h2>Conclusions</h2>
<p>Population predictions for Phoenix metro continue to be strong. The job market is back.</p>
<p>Average age of the population is 35.4 years. Builders are betting big that these factors will  lead to increasing demand for these types of multifamily homes. Infill projects are all the rage right now and will have a big impact on the rental market. I see asking price per square foot of these projects steadily rising. This should have a knock on effect for already completed projects like The Waterfront Residences and Optima Camelview. The only risk factor being the builders have over estimated demand.</p>

<h2>Just Sold in North Scottsdale</h2>
<p><span style="font-size: 16px;">Yesterday the luxury custom estate I had listed at 124th &amp; Shea closed for $1,550,000.</span><span style="font-size: 16px;"> </span></p>
<p>It was sold after 58 days on the market. Price achieved was $258 per square foot which was well above comparable sales in the area. Two things I take from that. Firstly, the market is getting stronger and it is finally moving at the luxury end. Secondly, great marketing will bring you more showings and give you a better chance of a fast sale at your target price.</p>

<p>Tis The Season</p>
<p>Not to be merry, but for real estate. Out of state buyers are in town and the weather is getting warm. It&#8217;s just a great time of year for real estate in Scottsdale.</p>
<p>In 2012 in Gainey Ranch 60% of the sales for the year closed in the 6 months of March to August. During those months there were 41 sales in 2012, and as of today there are exactly 41 active listings. Supply is definitely on the low side. A similar story exists throughout most of the Scottsdale &amp; Paradise Valley real estate market.<span style="font-size: 16px;"> </span></p>
